Buying a Marion County home with well water? Test these 6 things before closing to avoid costly surprises — hardness, iron, bacteria, nitrates, pH, and sulfur.


The home inspector checked the roof, the AC, and the electrical panel — but nobody tested the water, and that oversight can cost you more than all three.

Marion County is well-water country. Roughly half the homes in the county pull drinking water from private wells drilled into the Floridan Aquifer — one of the largest freshwater aquifers in the world, but also one that naturally carries dissolved minerals, occasional bacteria, and chemistry that varies from one neighborhood to the next. When you're under contract on a home in Ocala, Belleview, Dunnellon, or anywhere else in Marion County, a certified water test isn't optional — it's the cheapest insurance you'll buy in the whole transaction.

Here are the six things you need to test before you sign anything.


1. Total Hardness

Marion County well water is almost always hard. The Floridan Aquifer runs through limestone, and that limestone dissolves into your water as calcium and magnesium. Most wells in the area test between 15 and 30+ grains per gallon (gpg) — the U.S. Geological Survey calls anything above 7 gpg "very hard."

Why does this matter at closing? Because hard water destroys water heaters, clogs shower heads, shortens appliance lifespans, and films up plumbing over time. If the home doesn't already have a water softener, budget $1,200–$2,500 for a whole-house softener installation. If it does have one, make sure it's properly sized and recently serviced — ask for maintenance records.


2. Iron (Total & Ferrous)

Iron shows up in two forms: clear-water iron (dissolved, invisible in the glass but staining once it oxidizes) and red-water iron (already oxidized, visibly rusty). Marion County wells regularly test at 1–5 mg/L of iron, and some hit considerably higher.

Even at 0.3 mg/L — the EPA's secondary standard — iron stains toilets, sinks, and laundry orange. At 1+ mg/L, it destroys water softener resin over time if the system isn't equipped with an iron filter. Test for total iron and ferrous iron separately. Treatment options range from an iron filter ($800–$1,800) to an air-injection oxidizing filter (AOF) at $1,500–$2,500 depending on levels and whether manganese is also present.


3. Sulfur / Hydrogen Sulfide

You'll know this one by the smell — rotten eggs. Hydrogen sulfide (H₂S) is a naturally occurring gas in many Floridan Aquifer wells, especially in the deeper zones tapped by wells in western Marion County near Dunnellon and the Rainbow River corridor.

Even at low concentrations (0.1–0.5 ppm), the smell is objectionable and can mask the odor of other contaminants. Walk through the home, run the tap for 30 seconds, and trust your nose — but still test. Air-injection oxidizing systems or activated carbon filters handle most residential sulfur problems at a treatment cost of $1,200–$2,500.


4. Bacteria (Total Coliform & E. coli)

This is the non-negotiable test. Florida does not require sellers to provide a bacterial water test at closing — which means you have to ask for it yourself.

A positive total coliform result doesn't always mean drinking water is immediately dangerous, but a positive E. coli result does indicate fecal contamination and requires immediate action. Common causes include a cracked well casing, a poorly grouted surface seal, or a damaged well cap. Shock chlorination resolves many cases and costs very little; replacing a compromised casing can run $500–$1,500. Either way, you need to know before you move in, not after.


5. Nitrates

Nitrates matter most if you have young children or if there's a pregnant person in the household — high nitrate levels (above the EPA maximum contaminant level of 10 mg/L) can cause methemoglobinemia (blue baby syndrome) in infants. In Marion County, nitrate contamination is most common in agricultural areas and older neighborhoods where septic systems and lawn fertilizers have had decades to influence shallow wells.

Reverse osmosis (RO) is the most effective residential treatment for nitrates. A whole-house RO isn't practical for most homes, but an under-sink RO system ($300–$700 installed) on the kitchen tap solves the drinking-water concern cost-effectively.


6. pH

Ocala-area well water can swing acidic (pH below 7.0) or alkaline (pH above 8.0). Acidic water aggressively leaches copper and lead from plumbing and fixtures — look for blue-green staining on sinks as a field indicator. Alkaline water above pH 8.5 can affect taste and reduce the effectiveness of disinfection.

The fix for acidic water is typically a calcite neutralizer filter ($600–$1,200), which raises pH passively. It's an inexpensive fix, but only if you know you need it.
