Many wells in Marion County were drilled decades ago to standards that no longer meet current Florida Department of Health requirements. Older casings may be cracked, corroded, or set at ground level rather than the required 8–12 inches above grade. Unsealed well caps — the single most common entry point for flood contamination — are more common than most homeowners realize.

What to Do Immediately After Flooding Affects Your Property

1. Don't drink the water until you've tested it. This isn't overcaution — it's basic sense. Boil-water advisories apply to municipal systems, but private well owners are on their own. Assume contamination has occurred if floodwater was within 10 feet of your well casing.

2. Document the flood level relative to your well cap. Take photos. If water clearly overtopped your well cap or casing, contamination is almost certain. This documentation also helps if you pursue any insurance claims.

3. Shock chlorinate the well. The Florida Department of Health publishes a free guide on this process. For most residential wells, you're pouring 1–2 gallons of unscented household bleach (5.25% sodium hypochlorite) into the casing, circulating it, letting it sit 12–24 hours, then flushing until no chlorine odor remains. This kills bacteria present at the time — it doesn't prevent recontamination if your casing has structural issues.

4. Test before you drink. After flushing, submit a water sample to a certified Florida lab. At minimum, test for:

  • Total coliform and E. coli
  • Nitrates
  • Turbidity

5. Have the well cap and casing professionally inspected. If your well flooded once, it'll flood again. The fix isn't just shocking the well — it's sealing the entry point.

Shock chlorination handles the immediate crisis. For homeowners in flood-prone areas, longer-term protection means addressing the underlying vulnerabilities:

  • Well cap upgrade: A proper sanitary well cap with a gasket seal costs $25–$75 in parts and is cheap insurance.
  • Casing extension: Raising the casing above flood level can run $300–$800 depending on depth and access.
